Airplane and palm trees
2019
Area:
117 м²
Object:
3 Bedroom Apartment
Customer:
The history of this object began with an unusual acquaintance with Customers. In the summer of 2019, Konstantin and Lilia contacted us - they needed to complete renovations in their apartment after the unfortunate masters. We went and looked at the facility, as often happens in such cases, the patient (apartment) was most likely dead. To revive it and somehow put it in order required quite a lot of resources and time, for which neither we nor the customers were ready at that time.
However, our communication with Konstantin and Lilia did not end there.
Literally six months later, they called us with an offer to carry out renovations for them in an apartment with a total area of 48 m². Apartment in the Liner residential complex on Khodynsky Boulevard, design project by Olga Rudakova. I must say that we implement her plans with great joy and interest. For us, this was already the second joint project with Olga, it turned out to be very worthy.
A little about design.
The customers considered this property as real estate for rent, but they needed to implement the project at the highest level - this is what we can do. Project designer Olga Rudakova shared with us that, first of all, when developing the interior, carte blanche for “color” was given. It all started with choosing wallpaper in the bedroom - French (Casselio) with large palm leaves on a black background. It turned out quite bright and contrasting, and the print was inspired by the jungle motif.
Then the deep blue color of the walls was added. The designer wanted to tie the whole apartment in a single key, so the same blue appeared on the ceiling in the living room. One thing caught on another and so the puzzle began to take shape.
The flooring in this project has an interesting, pronounced and active texture.
Of the special details, we note the turquoise radiator in the living room. Initially, it was not planned, but appeared after engineering calculations, since panoramic windows caused large heat losses. Olga decided to highlight the radiator and make it an accent. Now it looks like part of the interior, and not just a functional thing.
Also, in the living room, a fairly budget-friendly but effective solution was used - several stripes on the wall. Turquoise coloring, then a light stripe, then a beige stripe. And all over it is a large abstract painting that hints at a jungle theme.
Now about the implementation itself.
One of the features of this project is the presence of a sprinkler fire extinguishing system, which Olga and I had to play around with. Perhaps it is worth highlighting the water treatment unit, which is located not in the apartment itself, but in the apartment hall.
We absolutely like this version of this unit, as it has a number of undeniable advantages:
— round-the-clock access to engineering systems for duty services;
— a large inspection window, which is not always possible to implement in an apartment;
— you don’t lose precious centimeters of space (I don’t think it’s worth talking about the cost of housing in Moscow once again).
The disadvantages include the fact that, theoretically, thieves can steal something from you, but there are cameras, and the lock can be installed more securely, in the end.
They didn’t skimp on the word “at all” on the engineering part - the panel was assembled using ABB automation. In order to save space, the power part is combined with the low-current part - all under one cover. The heating system from the developer was scrapped: they assembled a manifold for three heating radiators, made the wiring from it with Rehau Stabil pipes, pressurized it at 10 atmospheres - you can sleep peacefully.
The water treatment unit mentioned above contains everything you need and even more:
The Neptun leak protection system with a wi-fi module will transmit meter readings and report leaks to your phone. It is very convenient for the owner, especially when you plan to rent out the apartment. In case of hot water outage, a Clage instantaneous water heater is installed. The result was not an apartment, but a dream for future tenants.
Traditionally, the problem areas here were windows from the developer. Here we have large ones and there were problems with each: installation was not level, at different heights, lack of a vestibule, vapor barrier, fittings - these are just some of the problems that we tried to deal with. With some success, with some - not fully (because it was easier and cheaper to install something new than to bring back to life what we had).
On our recommendation, an additional technical room was installed on the balcony for external air conditioning units. This made it possible to provide access to them and maintain a warm circuit. More precisely, it is conditionally warm - our balcony is unheated with cold glazing from the Developer.
We could tell a lot more about this project, since we put a piece of our soul and a huge amount of our time into each of them, we literally live it, but nowadays longreads are not held in high esteem, so just enjoy the photographs of the finished result.
All ideas are my joint creativity with decorator Arina Karpova.
Initially it was planned that the apartment would have simple budget solutions, but the appetite comes with eating - during the work the concept became quite complicated.
It all started when I fell in love with the tile that was in the hallway - this is Mutina Puzzle, although we had been waiting for it for 6 months and the price tag was not humane, but I decided that I couldn’t live without it. At the stage of selecting paint, we settled on the option Little Greene. The idea is that the color of the walls and ceiling is gray: on the walls there is a slightly darker version, and on the ceiling a light version, and this is all offset with molding to visually increase the height.
What will your new home be like ?
