And although our Customer himself is a doctor, and not a builder, a common language was quickly found and our ideas about how to work completely coincided. The design project was handled by Ivan Kovalenko. Initially, the apartment underwent municipal renovation. We dismantled the partitions, window and door units with a window sill and threshold (loggia area). The supporting structures, of course, were not touched.

We dismantled the partitions, window and door units with a window sill and threshold (loggia area). The supporting structures, of course, were not touched.
The zoning of the bedroom and dressing room, as well as the separation of the bathroom and laundry room, was done using partitions made of moisture-resistant solid tongue-and-groove slabs.
We received a space divided into two parts: living and guest. The residential part included a children's room, a dressing room, a bathroom and a laundry room. And in the guest part there is a spacious living room combined with a kitchen and a guest bathroom. By the way, this facility could have had three bathrooms, but we decided to limit ourselves to two: a guest and a master.

We digested the heating risers and reinstalled windows that were installed crookedly (not by our team), with replacement of the vapor barrier. Highlights:
— A pencil door that separated the living and guest areas of the apartment, mimicking the wall so that the illusion was created that the guest room was the whole space.
— Window sills made of artificial stone are practical and very aesthetically pleasing.
— Gypsum 3D panels, each weighing 30 kg.
— The kitchen (like most other furniture) is made according to individual sketches.
— Night background lighting, which turns on automatically when a person moves in the dark.
Yes, now you can’t sneak to the refrigerator unnoticed at night. To implement this idea, motion sensors were installed, the location of which was thought out in advance, taking into account the electrical engineering plan.
Please note that not only both bathrooms are tiled, but also part of the walls in the living room
The other part of the walls was prepared for painting. In addition, the walls of the master bathroom are additionally decorated with mosaic inserts, and in the guest bathroom there is a niche decorated with mosaics that will be illuminated. The ventilation duct is also tiled.
Most of the surfaces of the walls, ceilings and slopes in the apartment were prepared for painting.
We would like to specifically note that the end result was not only an interesting, stylish and cozy space, but also as close as possible to the original design project. It is not always possible to repeat a project in such detail. Admire the photo.
At the design stage, it is necessary to take into account not only the frame of a residential building, but also understand what kind of air conditioning the room will have.
The location of the blocks will determine how the air duct routes will go. This will help you plan ceiling drops correctly. So that in the main areas where it is critical, the ceilings are pressed and raised as much as possible, and in areas where this is not so critical, routes are drawn and equipment is located. These decisions need to be made early to avoid sacrificing finishing later.
This residential building has an air conditioning system based on fan coil units. Our task was to install an internal block suitable for the system and slotted grilles. At this site we installed hidden ones from Invisiline.
Among the unusual elements in the bathroom: a window that is still atypical for our country, as well as a water brush from CEA design.
About more mundane things:
In wet areas, everything is standard - soil, waterproofing, tiles, grout. When it comes to light shades of grout, we always use epoxy, because it is less susceptible to impact, easier to clean, and more durable. In rooms where there is constant contact with water, this type of grout is indispensable - it does not allow moisture to pass through.
Among the materials, I would like to highlight the large-format 3x1m porcelain tiles from Laminam. Our craftsmen cut out every detail below and carefully lifted it by hand to the apartment. We smoothly move on to finishing; in general, a lot of different materials were used in the apartment. With the flooring, everything is short and clear: engineered board (walnut) in the “French herringbone” layout, tiles. The joints of different floor coverings, according to tradition, were sealed using sealant.
I can talk endlessly about the walls in this apartment. The main part of the walls was prepared for painting.
The paint used was Little Greene and Farrow & Ball.
• Little Greene color (Liner Wash 33 5 L HI) – for ceilings and window slopes in the living area;
• Little Greene color (Liner Wash 33 1 L HI) – painting the ceiling and window slopes in the bathroom;
• Farrow & Ball color (No.79) was used to paint the walls in the bathroom;
• Farrow & Ball color (No.30) – the secret to a blue accent wall in the living room.
Барная зона это, конечно, хорошо, но всей семьей удобнее собираться за большим столом. В этом проекте у нас стол на 6 человек — для семьи и гостей будет достаточно места. Кстати, раньше в этом месте была лоджия, которую мы присоединили.
Lincrusta wallpaper is mounted on the wall in the living room, which extends to the ceiling.
Dense and voluminous - they require puttying and painting of the joints. This wallpaper is also unusual in that it has a history. They have been made in England since 1877, and were traditionally used in fashionable hotels and palaces (eg Buckingham).
Moldings were also installed in the apartment, which add additional texture to the space. Furniture panels and mirrors fit perfectly into the interior. Quartz and natural Patagonia stone were also used for decoration. Brass surfaces and deep colors in places refer to the Art Deco style, but in some kind of reworked, meaningful version.
It’s always a pleasure to successfully complete a project, and the result of our labors is presented in the photo. This is such a cozy and stylish apartment, “Vander Park” is a wonder home.
Из спальни мы попадаем в кабинет — бывшую лоджию, которую мы, конечно, утеплили.
Такое решение избавляет от превращения лоджии в склад (согласитесь, что это происходит у каждого), делает кабинет максимально светлым и тихим, за счет удаленности от общих зон. Идеальное место для работы в доме, где есть дети.
Обратите внимание, что именно это помещение сделано в более темной цветовой гамме и как сочетаются графитовые окна с мебелью.
Дверь напротив спальни родителей ведет во вторую, хозяйскую гардеробную. Она просторнее первой, с открытой системой хранения и выкатными ящиками для удобства.

Difficulties lurked at every step - from access control to permitted hours of work.
he house was built and occupied about 10 years ago, so almost no renovation work has been carried out on it.
Thus, during the renovation we became enemy No. 1 for all neighbors and the management company. What did it cost to deliver building materials to the apartment - the long hall (more than 70 meters) had to be covered with linoleum each time during loading and unloading operations, and then the floors in the entire corridor had to be cleaned and washed. But we are not afraid of difficulties! So we did it - the brand obliges us to keep the bar. Enough whining, let's get back to the project itself.
